Lions Gate is located in Panorama City, right in the middle of Southern California's sunny San Fernando Valley.

Our townhome complex was opened in 1991.  We have 28 units, ranging from about 1400 to about 1800 square feet.  All units have two car garages.  We have a pool and jacuzzi spa in the center courtyard of our complex.  Landscaping, trees, and an elementary school directly across the street add to our livability.

As time goes by, we'll keep adding information to this web site.  Make sure you keep checking back.

DRIVEWAYS NOT PLAYGROUNDS


Driveways are not for recreation or playtime;
they are dangerous at all times.

The Rules and Regulations specifically forbid
anyone, children or adults, from playing
in them.

Because of the danger from cars coming around
blind corners, bicyles, skateboards, roller skates
and other wheeled toys are not – and have
never been – allowed in Lions Gate driveways.

 
THE HOA IS ABSOLUTELY NOT RESPONSIBLE
FOR INJURIES OR DEATH RESULTING FROM
PLAYING IN DRIVEWAYS.

RECYCLING BIN
 
WE NOW HAVE A BLUE RECYCLING BIN.
 
ONLY RECYCLABLES GO INTO THE BLUE BIN,
AND ONLY TRASH GOES INTO THE BLACK BIN.
 
Recycling should be clean and dry, no garbage in it:
 
      PAPER newspaper, magazines, catalogs, cardboard, junk mail etc.
      GLASS all kinds of bottles and jars, any glass container – but no windows, mirrors etc.
      PLASTIC milk bottles, jugs, jars, food containers, tubs, styrofoam packing, any kind of clean plastic
      METAL tin cans, cookware, clean aluminum foil, scrap metal, empty paint cans, buckets etc.
 
No furniture, paint, batteries, motor oil, or any
other kind of toxic material should ever go into
the recycling OR the trash.
 
Always call the L.A. 311 line for toxic
or bulky item pickup.

on Saturday April 7, 2018.
 
Attendance was fair.

and maintenance plans.
